The Gleneagles effect is real and enduring. Proximity to the hotel, its three championship golf courses, and the wider estate lends Auchterarder a cachet that few Scottish towns can match. Add the A9 corridor, Edinburgh is under an hour, and it becomes easy to understand why the village consistently attracts buyers seeking space, quality and accessibility in equal measure.
The character of stock here is distinctive: substantial stone built townhouses along the high street, handsome detached family homes in quiet residential streets, and countryside properties on the town’s edge with views across Strathearn. Demand is driven by Edinburgh and Glasgow relocators, those trading up from Perth itself, and a consistent thread of international buyers drawn by Gleneagles and the broader appeal of Perthshire. Supply, as ever in Auchterarder, is limited, which continues to underpin values.
